Scope of Work
Falcon provided comprehensive consulting and visual assessment services for the ten-story multifamily residential building undergoing a full envelope rehabilitation. The project encompassed both façade restoration and major structural remediation, addressing deterioration resulting from prolonged deferred maintenance and deficient water drainage systems.

Work Included:

  • Structural Repairs & Reinforcement: Assessment, repair, and reinforcement of the building’s original structural framing and support systems to address corrosion and damage caused by water infiltration.
  • Window Restoration: Removal and reinstallation of existing windows with proper flashing, sill pans, and drainage detailing to ensure long-term watertight performance.
  • Sealant & Joint Repairs: Sealing of all expansion joints and interfaces between dissimilar materials to restore façade continuity and improve weather resistance.

These coordinated efforts aimed to stabilize the building’s structural integrity, restore façade performance, and extend the overall service life of the exterior envelope.

Project Challenges:
Due to the building’s age and being fully occupied, façade and structural repairs required careful coordination with residents to minimize disruption. Structural remediation involved interior work, including the complete replacement of select structural columns and beams, requiring detailed phasing and close collaboration with the construction team to maintain safety and continuity of occupancy.

Role: Architect & Engineer of Record, Owner’s Representative (Assist Owner with developing RFPs for General Contractors, attend progress meetings, prepare and review contract agreements) and Construction Administration Services.
