What You Need to Know

The Borough of Fort Lee, NJ, recently adopted Ordinance 2025-17, establishing mandatory inspection requirements for parking structures. The goal is to protect occupants, extend the life of parking facilities, and prevent costly emergency repairs.

Property owners and managers are responsible for scheduling inspections and maintaining proper documentation.

Who Must Comply

  • Required: All commercial and multi-family residential properties with attached or freestanding parking structures (open or enclosed, above or below grade)
  • Exempt: Wood-frame garages

Inspection Requirements

  • Performed by: A New Jersey Licensed Professional Engineer (P.E.)
  • Frequency: Every five (5) years
  • First Inspection Deadline – December 31, 2026
  • Applies to all existing parking structures with Certificate of Occupancy Issued Prior to 2021. So if your parking structure is over 5 years old, you will need to have an inspection performed.
  • Structures with a Certificate of Occupancy less than 5 years old must have an inspection performed once the Certificate of Occupancy hits the 5-year mark.
  • Report Filing: Submit the engineer’s report to the Fort Lee Building Department within 15 days of the inspection
  • Findings Classification:
  • Safe
  • Safe with Engineering Monitoring (SREM)
  • Unsafe

If a structure is deemed Unsafe, the owner must complete required repairs within 90 days, followed by an amended inspection report within two weeks of completion.
