Scope of Work:
The Falcon Group was retained to assess the existing central cooling plant and develop a comprehensive chiller replacement program for Ocean Reserve Condominium. Services included evaluation of the existing system, preparation of construction documents and specifications, and management of a competitive contractor bidding process for replacement of two water-source chillers and associated mechanical room systems.
Work Included:
- System assessment: Evaluation of the existing chilled water system, water-source chillers, associated piping, electrical infrastructure, and mechanical room conditions to determine project requirements and replacement strategy.
- Engineering Design & Construction Documents: Preparation of mechanical, electrical, plumbing, and structural construction drawings for replacement of two existing water-source chillers, chilled water piping modifications, refrigerant monitoring systems, and mechanical room ventilation upgrades.
- Competitive Bidding Assistance: Development of technical specifications, administration of the bidding process, contractor coordination, bid review, and comparative analysis to assist the Association in selecting a qualified contractor.
Role: Mechanical Engineer of Record and Owner’s Representative for Design and Procurement Services. Performed system assessment, developed construction documents and technical specifications, designed the chiller replacement and mechanical room ventilation improvements, coordinated mechanical and electrical engineering requirements, and managed the competitive contractor bidding process to support contractor selection.
