Joseph A. Contreras is the Division Manager of Building Envelope of the New York City Division within The Falcon Group. He brings to the team over twenty years of experience as a construction professional with a strong background in exterior restoration. As the Division Manager, Joseph oversees Senior Project Managers and Project Managers and is responsible for all events and happenings related to the projects their team is working on, including but not limited to project documents, bidding, bid analysis, project meetings, project tracking, project budgets, all project documentation and report writing. He provides mentorship and leadership to staff.
Joseph verifies schedules, ensures adherence to project plans and timelines to be met by internal and external resources, conducts on-site inspections and oversees team performing on-site inspections and documents existing conditions and performs field testing, photographing, the creation of hand sketches and to observe work in progress. He coordinates and manages internal kick-off, milestone and closeout meetings for projects, and prioritizes and manages multiple projects within budget restrictions.
As a previous Principal Building Envelope Consultant, Joseph provided support to property managers and owners with the execution of exterior restoration projects, developed scopes of work, drawings, specifications to ensure that construction documents coincide with intent of project, assisted clients in soliciting and tabulation of bids as well as contractor vetting, provided recommendations as requested, and ran weekly OAC progress meetings, pre-bid walkthroughs, post-bid interviews and capital planning meetings. He inspected and documented the progress of construction by performing site inspections and memorializing observations with written documentation – reviewed reports for accuracy, inspected and evaluated change order conditions and made recommendations to property owners/managers, monitored project schedules by measuring contractor performance, and reviewed and certified applications for payment. Joseph performed thorough investigations to identify points of water infiltration and developed comprehensive reports of findings, performed FISP inspections as well as drafted compliance reports for submission to NYC DOB, assisted with sales efforts to new and existing clients, worked with and managed a team of Building Envelope Consultants, assisted with new employee training and worked closely with team members to develop skills and knowledge base.
